Renovators Kyal and Kara Demmrich are preparing to list their latest double‑storey brick house in Shelly Beach on the NSW Central Coast after a major extension and interior overhaul.

Grandview project set for spring market debut

The duo, known from “The Block,” announced that the home, dubbed the Grandview project, will go on sale in spring 2026. Their plan includes extending both the front and rear walls, enlarging the deck, and creating an open‑plan living, dining and kitchen space. The design shifts from a bright palette to a darker, moody colour scheme while retaining coastal influences.

According to the pair, the existing high ceilings and large windows will remain, preserving the view that originally attracted them to the property. They also intend to keep the swimming pool, though details may evolve as work progresses.

Renovation details and past successes

The house features a classic Australian red brick exterior, interior exposed beams, and dated carpet and tiles slated for replacement. Early images show a built‑in home bar and brick walls that the team plans to modernise.

Past projects such as the Bay Builds duplex generated over $5 million in sales, demonstrating the Demmrichs’ ability to turn modest properties into high‑value listings. Their social‑media presence has helped secure collaborations with building brands and attract potential buyers directly.

“Having an audience has meant we’ve been able to partner with some dream brands,” Kara said in a recent interview. “The exposure has also helped us find buyers for projects we’re selling.”

They first shared the renovation on Instagram in November 2025, noting a year‑long search for a home with “incredible bones” close to the water. The couple emphasized that the property’s location and structural integrity were decisive factors in their choice.

In a blog post, they wrote, “We were very specific about what we’re after this time around: a home close to the water, in a location we could imagine ourselves living, and great bones for us to work with.”

The renovation will push the front and back walls outward, expand the deck area, and replace the existing kitchen layout. While a kitchen update is already in progress, the final design remains under wraps, leaving room for further changes as the project advances.

From a broader perspective, such renovations illustrate how personal branding and digital engagement can influence real‑estate outcomes. By documenting each step, the Demmrichs not only gather feedback but also create a built‑in market for their finished homes, a strategy that may become more common as online audiences grow.

“It would be so amazing if our buyer was someone who was following the renovation from the beginning,” Kara enthused, reflecting the couple’s desire to connect directly with their audience.

Future owners will inherit a property that blends modern updates with original charm.
